What moves the price

  • Chimney height and roof pitch
  • Access: scaffolding or a lift adds cost
  • Brick matching on an older chimney
  • Liner type and size
  • How much damage is hidden until work begins
  • Season, and how busy the crews are

Getting a fair quote

  • Get two or three written, itemized quotes.
  • Ask what is included: cleanup, permits and warranty.
  • Ask for proof of liability insurance and workers’ compensation.
  • In North Dakota, jobs over $4,000 currently need a licensed contractor. Ask for the license number and look it up with the Secretary of State.
  • Be wary of large upfront payments, and ask to see photos of any problem you are told about.

Where these numbers come from

Ranges are compiled from cost guides published in 2026, including the ones below. Guides define “repair” differently, so we show broad ranges. They are a starting point for questions to ask, not a quote.

Cost questions

QuotesWhy do chimney repair quotes vary so much?

“Repair” covers everything from a $150 cap to a $15,000 rebuild. Height, roof access, brick matching, scaffolding and the season all move the price, and so does how much damage is hidden until the work starts.

RebuildIs it cheaper to repair or to rebuild?

Repair is usually cheaper when the damage is limited to mortar, flashing or the crown. Some cost guides suggest repairing while the total stays under about $3,000. Above that, a partial rebuild can be better value because repeated repairs add up. A mason can tell you which side you are on.

InsuranceDoes homeowners insurance cover chimney repair?

Often not for wear, age or neglect. Sudden damage, such as storm or fire damage, may be covered. Check your policy and call your insurer before work starts.

WinterDo winter chimney repairs cost more?

They can. Crews are busy in cold weather, snow and ice slow the work, and some masonry has to wait for milder weather to cure properly. Ask what can safely wait until spring.
